Gilbert Real Estate – Real Estate in Gilbert – Gilbert Homes for Sale

Gilbert Arizona has repeatedly been named one of the best places to live in the United States, year after year.  The city is conveniently located in the southeast corner of Maricopa County and offers great freeway access to all points in Maricopa, especially the airport, downtown Phoenix and all areas east.

I originally moved to Arizona in 2000.  At that time, Gilbert seemed so far out there, almost the edge of the planet.  Times do change.  For starters, after moving there in 2001 I realized Gilbert was not the edge of the planet.  I remember looking at homes in certain Queen Creek neighborhoods and realized those homes were the literal edge of the planet. During the early 2000′s, I used to comment on all of the construction.  Driving to my own new home, I would pass no less than 200 new homes being built.  It did not matter which way I was driving either.  There was new construction everywhere.  My guess is there were probably 130,000 people living in Gilbert when I moved there.  Today there are well over 200,000.

Here are a few quick links to explore what Gilbert has to offer:

At one point in time, let’s call it “the peak”, the average sales price on all homes in Gilbert was over $170 per square foot.  Times have changed!!!  I used to think that as soon as prices hit $140 per square foot, there would be a buying frenzy.  Then i thought the same thing at $120 per square foot.  I was sure as soon as they hit $100 per square foot everyone would buy…  In some ways this is true, but right now the average sales price for all homes in Gilbert is around $92 per square foot!!!  Homes are almost half price!!!  Many homes are below half price!!!  The great part???  Gilbert is till the same great city 9town) it always was.  Not much has changed except there are not new homes being built everywhere and the prices are now at levels not seen since my original move there in 2001.

Gilbert Arizona Real Estate – Real Estate in Gilbert Arizona – Gilbert Community Profile

Gilbert Real Estate continues to be priced at levels not seen since before the year 2000.  What do I mean by this???  Well, I moved to Gilbert Arizona in 2001 (can’t remember the month but it sure was hot, probably November)…  I purchased a home in San Tan Ranch, which like I have said before felt like was on the literal edge of the planet.  We bought new construction – 2886 square feet if I recall, nicely upgraded with a pool.  At the time, the sales consultant had told me we had upgraded our home more than anyone in the neighborhood and were paying the highest price up to that time.  The average asking price in all of Gilbert right now is about $93 per square foot and sales over the past 90 days have averaged around $85 per square foot.  Amazingly, the average asking price for homes in San Tan Ranch is now just $76 per square foot and recent sales have averaged $81 per square foot!!!

Never did we see the real estate boom that was about to happen.  We watched the value of our home rise and rise and rise.  I would say we sold our home for top dollar sometime in 2006 for $390,000 if I recall.  Of course, like many others we immediately reinvested in yet a larger overpriced home.  The rset of the story is history, just like the amazing climb and fall in Arizona home prices.

Regardless, Real Estate in Gilbert presents the best buying opportunity in over a decade.  I remember back in 2001 just wishing I had more money to invest and I thought the homes in Arizona wer priced amazingly.  Guess what???  The clock has turned back.  Learn from the past.  Prices may never sky rocket again like they did, but we never expected them to and still wanted to buy homes in 2001…  The time is now to jump into this market and start buying.

Gilbert Arizona Real Estate – Real Time Market Update

It sure is starting to look like the market is hitting bottom for Gilbert Arizona Real Estate.  One look at the chart below tends to support this claim.  For the past 3+ years, the market has done nothing but decline.  There was a time when I thought that at $100 per square foot average would be the bottom.  Obviously I was wrong.  With that said, an overall average asking price of around $80+ per square foot looks about right.

Gilbert AZ Real Estate Market – Real Estate Market in Gilbert

There are signs of life in the Gilbert real estate market.  Just take a look at the two charts below and the traditional supply and demand relationship may finally be taking hold.  There have been far too many times over the past few years where traditional supply and demand never got a chance to take hold.  Just when it seemed that inventory, and demand had stabilized, there would be a huge flood of new properties hitting the market that would cause the market to be drive down even further.

The chart on the left shows the average price per square foot for all homes in Gilbert Arizona.  The chart on the right shows the inventory or the number of properties in Gilbert that are available for purchase. Assuming demand has remained flat (an assumption), inventory has decreased and prices have levelled off with maybe a hint of increasing.

What the future holds is still unknown.  But what is not unknown is that Gilbert is agreat place to live and homes were once averaging over $170 per square foot.  You can now buy Gilbert real estate at about 50% of what it was selling for at the peak.  If you are considering buying, interest rates are still low and now might just be the time to make it happen.
