Renee: I have heard people can make $20,000 a month with a foreclosure clean-out business. Is that true? If so, how do get I started?

Elaine: Yes, it is true. I have contacted several real estate agents around the country and found that many are making additional money from the foreclosure clean-out business. Many are also offering their services for the regular lawn care required.

They charge up to $2,100 for a major clean-out, less depending the state of the house. hey clean-out 10-15 houses a month which can add up to $20,000 a month.

According to Dan in the Detroit area, “We started a side business of foreclosure clean-out to supplement real estate commissions when business was slow. We get all of our jobs from agents who specialize in foreclosure listings. You can find their names next to the foreclosure listings on websites that specialize in foreclosure homes such as www.foreclosuresUS.com and others. I just called the real estate agents and told them I was available for the clean-out work. I know sometimes they may refer you to the bank that owns the house, but that hasn’t been the case with us. Area banks usually pay foreclosure real estate agents to have the work done and they pay us. Very large national banks use asset management companies. We do not get work from them.”

The foreclosure clean-out business has been spawned by the ten-fold increase in foreclosures in the past two years. Banks and financial institutions are overwhelmed with the properties that they own and must dispose of.

Again from Dan, “We find homes filled with furniture, toys and even clothes. I guess people just load up whatever they can fit in a car and leave. It can take a crew of two or three men an entire day to remove all of it. We charge $1,500 for that.”

I asked Dan about cleaning the houses. “We are not a maid service. We clean off the counters and sinks. We don’t vacuum or clean stoves or windows. We are there to remove everything that has been left behind.”

I asked Dan about how he handles the disposal of the items he finds and valuables or personal items that he finds. “We handle the items according to the guidelines we are given. We submit a bid for each job. If we win the bid, we are usually given instructions on what we can and cannot do with the items we remove. Sometime we are instructed not to sell items we remove at flea markets or garage sales.”

“Sadly, sometimes we find items that seem too important to be discarded—driver’s license, birth certificates, military discharge papers etc. We carefully put those things in an envelope and deliver them to the people who hired us to do the work. We know so many people in financial trouble. We would hope someone would do the same thing for us or a family-member.”

Scottsdale real-estate veteran Randy Bury participated in the executive guest panel at the 2011 Summit hosted by John Burns Real Estate Consulting in Laguna Beach, Calif., earlier this month.

The panel discussed the pros and cons of public vs. private homebuilders as well as the short- and long-term likelihood of public builders increasing market share.

At the client-only annual Summit, builders, investors and bank groups met and discussed top real-estate issues.

The panel included: Tim Eller, Pulte Homes vice chairman; Phillippe Lord, Meritage Homes vice president; and Jim Warmington, Warmington Homes president. Bury, who founded Randall Martin Home in 2004, is president of Scottsdale-based RB Land Ventures, which specializes in buying residential land for development and sale to homebuilders.

Office building sells for $3.63 mil

An office building northwest of Tatum and Shea boulevards has sold for $3.63 million, or about $88 per square foot.

The buyer is Shea and Tatum LLC, parent company of Premier Hospice and Palliative Care, which will occupy about 5,000 square feet of the of the 41,248-square-foot building.

The seller was JPMCC 2005-LDP2 Offices at 4530 LLC, a company formed by US Bank as trustee for the registered holders J.P. Morgan Chase Commercial Mortgage.

Built in 2000, the offices are fully occupied. Eric Wichterman, Mike Coover and Gordon Raguse of Cassidy Turley BRE Commercial negotiated the sale on behalf of JPMCC. Chad Dearmore of KW Commercial represented the buyer.

Ex-real-estate agent convicted

A Scottsdale real-estate agent’s license has been suspended after he was convicted of attempted possession of narcotics for sale, a Class 3 felony, in Maricopa County Superior Court.

Christopher Shatto, who worked at AZ Wide Realty in Scottsdale, was sentenced to six months in prison, three years’ probation and a $3,680 fine, according to the Arizona Department of Real Estate. He was issued an Arizona real-estate license in 2002.

The new report Tuesday by the U.S. Bureau of Economic Analysis
put the total Arizona gross domestic product for 2010 at $228.5
billion. That compares with $226.8 billion in 2009.

But that increase, no matter how small, is a great improvement
from the year before when Arizona actually posted a 5.7 percent
loss in state GDP, landing ahead of only Nevada.

The figure is calculated as the sum of what consumers,
businesses and government spend on goods and services, plus
investments and net foreign trade.

Tom Rex, an economist at the W.P. Carey School of Business at
Arizona State University, said he was not surprised by the
figures.

“The economic recovery in Arizona is very slow,” he said. “So
much of that is due to the magnitude of the real estate crash that
we continue to experience here. There were only a handful of states
that had as big a boom and bust in both real estate and
construction as we had.”

The numbers back that up.

According to the BEA, construction spending actually decreased
between 2009 and 2010.

“We’re overbuilt in all sectors,” Rex said. “So our new
construction really plummeted in the recession because we have such
an oversupply.”

The same is true of the real estate rental and leasing sector
which also saw an absolute decline in the amount of money changing
hands in Arizona.

But other segments of the economy helped to offset those
losses.

“Durables manufacturing had a big gain,” Rex said, though it
still was not as large as the nationwide figure. “Most durables
manufacturing is highly cyclical and comes back quickly at the end
of a recession.”

Where the state did fare better than the national average was
its mining industry. While only a relatively small portion of the
economy – fewer than 10,000 jobs – the value of sales was bolstered
by the high price of the copper mined and refined here.

Arizona also beat the national average with spending increases
in health care. In fact, that is the one sector of the state’s
economy where employment has grown since the recession.

The new numbers also put the state’s per capita gross domestic
product at $35,745. That is 84 percent of the national average and
puts the state 13th from the bottom of the list.

But Rex said only part of that can be attributed to the fact
that Arizona, in comparison to many other states, has a lower
percentage of high-wage jobs. Some of it, he said, is just a matter
of how the math is done.

“We have an awful lot of people who aren’t working, whether they
be retirees or they be children,” he explained. “Any time you go to
a per capita type of measure, we don’t look all that good.”

That per capital GDP number also has increased only 3 percent in
the last decade in Arizona, compared to nearly 6.7 percent
nationwide.
